What is Newcomer mortgage? · Programs

Newcomer mortgage

A newcomer can buy in Canada with permanent residence or a work permit, even with a short credit history, thanks to specific programs from several lenders and CMHC. What matters: immigration status, Canadian income and the source of the down payment.

Updated October 22, 2026

Mind the federal law prohibiting home purchases by non-Canadians: it is in force until January 1, 2027, but provides exemptions, including work-permit holders with at least 183 days of validity remaining who have not already bought a property. The exact conditions must be checked against the official text before any offer.

Funds from abroad are acceptable if you can document their origin and show 90 days of bank history; a recent transfer with no trail is the most frequent cause of refusal. A broker who speaks your language spares you the translation of every document and every condition.
