Welcome tax

The welcome tax is the municipal tax the buyer pays in Quebec after signing the notarial deed. It is calculated in progressive brackets on the price, and each municipality, including Montreal, sets its own brackets.

Updated October 22, 2026

It has nothing to do with a welcome: the name comes from minister Jean Bienvenue, who created it in 1976. The bill arrives by mail a few weeks after the purchase and cannot be rolled into the mortgage, so budget it separately within closing costs.

Since January 1, 2026, Quebec offers first-time buyers a tax credit of up to $5,875 that offsets part of this tax. The conditions and how to claim it are explained on the blog.
